Q: Are all utilities really included?

A: Internet, ROKU TV, water and electricity are included. Note: There is a $100.00 monthly cap for electricity. Any usage over the cap is averaged out over your lease term and due in the last month of your lease.  

Further explanation:  We base our cap amount of $100.00/month on actual historical data of this particular address. Further, we realize that not everyone will use the same amount of electricity. For example, a one-person household will use significantly less electricity/water than a 2- or 3- person household.  Someone who is away during the day (or travels frequently) and is able to set the thermostat accordingly while away (in order to conserve resources) will use significantly less electricity than someone who is home all day, every day....  and finally, some people simply are more resource-conscious than others, and will naturally use less electricity in order to preserve resources.

Instead of simply raising our rates to include higher electricity caps for all tenants, we try to encourage prudent conservation with utility caps and then charge each tenant according to usage (over the cap limit).

We are able to provide actual utility bills to our tenants to substantiate evidence of use. 

Q: Why do you charge extra rent for more than a 2-person occupancy?

A: Our rental residence is furnished with high-end materials. Higher occupancy means more wear and tear. 

Q: Is parking included?

A: Yes, unassigned parking is included and is located in the parking lot in the rear of the building. Passenger vehicles are the only approved vehicles. Boats, RVs, campers, etc. are prohibited by HOA regulations.

Q: Do you required a background check and credit check?

A: Yes! We require a credit score minimum of 700. We evaluate criminal history and rental history.

Q: Do you offer nightly, weekly, or month-to-month rental arrangements?

A: No. We only offer a standard lease of 6+ months. However, we can offer an early lease termination in some circumstances. Please ask for details.
